Slate Roof Repairs — What the Work Actually Involves
A slate roof is one of the most durable roofing systems you can have — natural slate can outlast the building below it if it is maintained correctly. The problem is that the nails and mortar holding everything in place have a far shorter lifespan than the slate itself. When fixings fail, slates slip or crack, water gets in and the damage spreads fast.
Our slate roof repair service covers everything from replacing two or three broken slates to a full strip and re-lay of a slate roof on a house or outbuilding. We also re-bed and re-point ridge tiles, replace the lead or fibre-reinforced valley liners, re-nail loose slates using copper or stainless fixings that will not corrode, and repair or replace the timber sarking felt underneath where it has deteriorated.
If you have spotted a problem with your slate roof in Cavan or across Meath, Navan or Ashbourne, the best approach is always to get it looked at quickly. A single slipped slate causes a small leak; leave it for a season and the water can work its way into the timber structure, the insulation and the ceilings below. Our general roof repair service covers other roofing systems too, and our team can inspect and advise across all of them.

Problems We Diagnose & Fix
These are the most common slate roof faults we see on properties around Cavan, Navan and Ashbourne — each with a different cause and a different fix.
Slipped Slates
The fixing nail has corroded through, leaving the slate to slide down the roof. The hole left behind is an open invitation for water. We lift the slates above, pull out the old nail, slide the slate back into position and re-fix with a copper or stainless clip.
Cracked or Broken Slates
Slates crack from frost heave, from foot traffic during earlier roofing or gutter work, or simply from age and the freeze-thaw cycles that are common in Cavan winters. A cracked slate passes water straight through. We remove it, source a matching replacement and bed it in correctly.
Failed Ridge Mortar
Ridge tiles sit at the peak of the roof and are bedded in mortar. Over time the mortar shrinks, cracks and washes out, leaving ridge tiles that rattle or rock in the wind. A displaced ridge tile can fall and cause serious damage. We rake out the old mortar, re-bed and re-point with a flexible sand-and-cement mix.
Leaking Valleys
Valleys — the internal angles where two roof slopes meet — carry a high volume of water and are vulnerable to deterioration. Lead valleys can split at the drips; mortar or tile valleys crack and lift. We cut out the failed section and dress in new lead or lay a modern GRP valley liner.
Delaminating Slates
Older natural slates can delaminate — the layers of rock split apart, leaving the slate thin and fragile. Delaminating slates are easy to spot by tapping: they give a dull thud rather than a clear ring. Where a section of the roof is affected, we strip and re-lay that area with sound slates.
Rotten Sarking Felt
The felt underlay beneath the slates is the secondary line of defence. On older roofs it is often a thin bitumen felt that becomes brittle and splits. If we find daylight in your attic or persistent damp despite having replaced slates, the felt is usually the culprit. Replacing it means stripping and relaying the affected area of slates.
The Repair Process, Step by Step
We follow a consistent process on every slate repair job, from a quick diagnostic visit to tidy sign-off. No cutting corners, no unnecessary upselling.
Inspection & Diagnosis
We inspect the roof from the ground using binoculars and a camera, then from the roof itself using ladders or scaffolding depending on pitch and access. We check slates, ridge, valleys, flashings and gutters at the same time — problems often stack up.
Free Quote
We walk you through exactly what we found, show you photos where helpful, and give you a written quote covering all the work required — no hidden extras. If there is something that can wait, we say so.
Sourcing Matching Slates
We identify the size and type of slate on your roof and source matching material. For older Irish properties we look at reclaimed natural slate first, as this typically gives the closest colour match. New natural Welsh, Spanish or fibre-cement slates are used where reclaimed material is not available or appropriate.
Repair Work
We work methodically from the top down. Slates above the repair area are lifted carefully on slaters' rippers, damaged slates removed and replacements installed using copper disc rivets or stainless-steel hooks. Ridge tiles are re-bedded in a properly mixed mortar and pointed neatly. Lead work is dressed with a bossing mallet for a clean finish.
Gutter & Site Check
Before we come down from the roof, we clear any slate debris from the gutters and check that water is draining freely. Damaged or sagging gutters are flagged — see our gutter repairs in Cavan service if there is an issue.
Sign-Off
We walk you through the completed work, leave the site clean and tidy, and confirm what was done. If a follow-up check after the first heavy rainfall would give you peace of mind, just ask.
Materials & Equipment We Use
- Natural slate — reclaimed Irish, Welsh Penrhyn or new Spanish as appropriate
- Fibre-cement slates (Eternit, Marley) where a lower-cost alternative is suitable
- Copper disc rivets and stainless-steel hooks — fixings that will not corrode
- Code 4 and Code 5 lead sheet for valleys and flashings, dressed to standard
- Flexible mortar for ridge bedding and pointing
- Breathable roofing underlay (BS5534-compliant) for any areas where felt is replaced
- Slaters' ripper tools, bossing mallets and tile cutters for a clean, professional finish

What Affects the Cost of Slate Roof Repairs?
Slate roof repair costs vary considerably from job to job because no two roofs are identical. We do not publish fixed prices because quoting without seeing the roof would be misleading — a price that sounds cheap can quickly change once the scaffolding goes up and the real condition of the roof is visible.
What we will always do is inspect properly, explain clearly what we found, and give you a written quote that covers everything needed. You will know the full cost before any work begins. Check our guide to roof repair costs in Ireland for a broader overview of what to expect.
- Number of slates to replace. A handful of slates is a short job; a large section of roof that needs stripping and re-laying is a bigger undertaking in both time and materials.
- Slate type and availability. Reclaimed natural slate costs more than fibre-cement alternatives but looks better and lasts longer. Sourcing a close match for an older roof can add lead time and cost.
- Roof pitch and access. A steep pitch requires more care and time. Properties where ladders cannot reach safely require a scaffold tower or mobile scaffold — this is an additional cost but a non-negotiable safety requirement.
- Additional work required. If the inspection reveals failed ridge mortar, deteriorated felt or lead valley issues alongside the slate damage, these are best tackled at the same time — combining the visit saves you money in the long run versus separate call-outs.
- Condition of the timber structure. If water has been entering for some time, roofing timber (battens, rafters) may need replacement. This is uncommon on early repairs but important to check.

Slate Roof Repairs Across Cavan & Beyond
Falcon Roofing and Building is based in Cavan and carries out slate roof repairs throughout County Cavan and into Meath, covering Navan, Ashbourne and the surrounding towns and villages. Many of the older homes across this part of Ireland were built with natural slate roofs — it is the roofing material we work with most, and we know its quirks well.
Cavan's inland position means roofs here face hard frosts and persistent damp through autumn and winter. Slates that were perfectly sound in September can shift after a sharp freeze in January. We are close enough to respond quickly when a storm reveals a problem — no waiting days for a roofer to travel from Dublin or Belfast.
We also cover roofing in Navan and roofing in Ashbourne — follow those links for area-specific information. For general roofing work across the region, visit our Falcon Roofing and Building homepage.
Slate Roof Repair Questions Answered
How do I know if my slate roof needs repairs?
Common signs include slates that have slipped out of position, cracks or splits visible from the ground, dark staining on ceilings or in the attic after rain, daylight visible in the attic space, and moss or debris collecting in gutters in unusual quantities. A proper inspection from roof level will confirm the extent of any damage and rule out other causes such as failed chimney flashings — see our chimney repairs service if that may be contributing.
Can individual slates be replaced, or does the whole roof need to come off?
Individual slates can usually be replaced without disturbing the rest of the roof. A roofer lifts the surrounding slates using a slater's ripper, removes the broken one, slides in a new matching slate and re-fixes it with a copper disc rivet or stainless hook. Full roof stripping is only necessary when the majority of slates are failing, the felt underlay has completely broken down, or the timber structure underneath has been damaged by long-term water ingress. We will always tell you honestly which situation you are in.
How are replacement slates matched to my existing roof?
We check the size, thickness and colour of your existing slates before sourcing replacements. Irish natural slates vary considerably in tone from blue-grey to purple-green, and reclaimed slates from a salvage yard are often a better match for older roofs than new Spanish or Chinese imports. For newer roofs laid with a known slate product, we source the same material from the manufacturer where possible. We bring a sample to site first so you can see the match before we commit to the purchase.
What causes slate roofs to fail in Cavan?
Cavan's inland climate brings hard frosts, persistent freeze-thaw cycles and significant winter rainfall. The single biggest cause of slate failure on older roofs is corroding iron nails — they rust away, the nail holes widen, and the slate loses its fixing and slides. Slates can also delaminate with age, crack under foot traffic from earlier chimney or gutter work, or be lifted by storm winds if the property sits on an exposed site or elevated ground, which is common across County Cavan. Poorly maintained or blocked gutters accelerate decay at the eaves, where slates are most exposed to standing water.
How long does a slate roof repair take?
Replacing a small number of slates — under twenty or so — typically takes half a day to a full day, depending on access, roof pitch and whether ridge or valley work is also required. Larger repairs that involve stripping a section of roof, replacing felt and relaying slates may take two to three days. We give you a clear timeline when we quote so you know what to expect. We also advise on a good weather window to schedule the work — slating in heavy rain or frost is not safe and will not produce a good result.
